A regional fast-food restaurant franchise operator is planning to demolish a Burger King near Elsmere and build a new Burger King and Popeyes in its place.

Under the plan, which requires New Castle County approval, the Burger King at 300 S. Maryland Ave. will be replaced by a Burger King about 80% the size of the existing building.

Rackson Restaurants has submitted plans to New Castle County to demolish the Burger King at Maryland Avenue and replace it with a new Burger King and a Popeyes.

A Popeyes will be constructed east of the Burger King, according to the plan. Both restaurants will have drive-thru lanes that wrap around the buildings. The pickup windows will be in the area between the restaurants.

Rackson Restaurants, which operates the existing Burger King, did not respond to requests for comments. Based in New Jersey, Rackson owns more than 50 Burger King and Popeyes restaurants across six Northeast states.

The plan includes 66 parking spaces, as many as required by county code, located around the perimeter of the site.

The dining room of the existing Burger King has 80 seats. The new Burger King will have 48 seats, according to the plan, and the Popeyes will have 46 seats.

The Popeyes is one of several under development in Delaware. The fried chicken fast-food chain is opening a new location in the Christiana Mall food court this summer. A new Popeyes is also being planned in place of the former Denny's on Route 273 near I-95 in Ogletown.
